Reading a Missouri Flooring Quote: The Lines That Matter
Almost every dispute about a flooring job comes from something the quote did not mention, and in this state one of those lines matters more than it does anywhere else.
1. Substrate preparation, with a number
This is the Missouri line. The quote should say what flatness the installer measured, what tolerance the chosen material needs, and what it will cost to close the gap if there is one. A quote that is silent on preparation is a quote that will grow.
Ask specifically: what did you measure, with what, and where?
2. What happens if the subfloor is damaged
The old floor comes up and a sheet has been wet at some point, or a board gives underfoot. Ask for a per-sheet or per-square-foot figure for replacing damaged decking, whether joist repair is in scope or a separate trade, who authorizes the extra work, and what it does to the schedule. A number agreed in advance is a completely different conversation from a number quoted with the room already torn up.
3. The cut-and-waste allowance
Nobody installs exactly the square footage of the room. Plank and tile jobs carry a waste allowance — commonly around 10%, more in an irregular room or a diagonal layout — and you are paying for it either way. What matters is whether it is stated and whether the offcuts are yours. A box of spares is the difference between repairing a plank in five years and replacing a floor.
4. Removal and disposal, transitions and thresholds
Tearing out and hauling away tile or glued-down hardwood is real labor and real disposal cost, and it is frequently omitted from the headline number. Transitions are the smallest money on the job and the most commonly argued about at the end — ask what is included and what it will look like.
What the product actually is
Not “12 mm laminate” — the manufacturer, the range, and for vinyl and laminate the wear layer or AC rating. For tile over ground that moves, ask whether an uncoupling membrane is included and which one.
Common questions
Should I take the lowest quote?
Only if it covers the same work. Put the preparation line of each quote side by side and the cheapest number frequently stops being the cheapest job.
Is a large deposit normal?
A deposit covering materials is. A deposit approaching the full value before work starts is not, and it is the point at which a written contract stops being a formality.
What if the price changes mid-job?
It sometimes legitimately does — that is what the subfloor clause is for. What should not happen is a change with no agreed rate behind it.
