Living Room Flooring in Missouri: Options and Installed Costs

The living room is usually the largest single floor in the house, which makes it the room where the price per square foot adds up — and the room where a substrate problem is most visible.

Flatness matters more across a long run

Every substrate defect is more obvious over distance. A dip nobody notices in a bedroom becomes a hollow spot you hear underfoot every time you cross the living room, and rigid-core vinyl plank in particular bridges small defects and telegraphs large ones. This is the room to measure with a ten-foot straightedge before choosing anything.

Continuity is worth more than the material

One surface running through the living space reads better than three good floors meeting at thresholds. If the living room opens onto a hall or a kitchen, price the whole connected area as one floor — it usually costs less per square foot, because larger areas mean fewer cuts and less setup per unit.

What to use

  • Solid hardwood. The traditional answer, and in older Missouri housing there is a real chance one is already there — St. Louis is 57.9% pre-1940. Refinishing costs about a third of laying new.
  • Engineered hardwood. Real wood surface, more stable, and it can be floated — the better bet where the ground is still settling.
  • Luxury vinyl plank. The practical default in newer housing, especially with dogs or children. Twelve mil and up in a room this size.
  • Carpet. Warmer, quieter, much cheaper to install, and the most forgiving of a substrate that is not perfectly flat.

Along the longest wall, or toward the main light source, and across the joists rather than parallel to them if the subfloor is boards.

Is there a floor under my carpet?

In St. Louis, St. Joseph or older Kansas City, quite possibly. In O’Fallon or Blue Springs, essentially never. Lift a corner in a closet.

How much does room size change the price per square foot?

Meaningfully. Setup, minimum charges and waste spread over more area, so a large open room is usually the cheapest floor in the house per square foot.
